Land Development
Land Development consists of all phases of the process to add value to real property through various entitlement and construction processes. These processes can be Topographic and Design Surveying for site design and improvement plans, the setting of stakes to facilitate the construction of improvements, or the land surveying work required for tentative maps and final maps. Land Development also includes the preparation and processing of both Tentative and Final Parcel Maps and Tentative and Final Subdivision Maps and the processing of Lot Line Adjustments where required. These maps split the original parcel into smaller parcels for the purpose of sale, lease or financing. The Land Development process includes the development of improvement and site plans to be used to construct the required facilities for transportation, sewer, water, storm drainage and utilities.
